Apologies for absence were received from Councillor E C Galsworthy, Councillor J Thomas and Councillor G Lewis who was absent on other Council Business.

P/19/0249 – Retention of decking to front garden, 21 High Trees, Trefechan, Merthyr Tydfil, CF48 2LE

 

Huw Roberts led the Committee in detail through a Presentation of the proposal together with the report.

 

Huw Roberts further advised that the recommendation was for refusal of the application.

 

A Member then proposed that a Site Visit be held and this proposal was seconded.

 

A vote was then taken for a Site Visit and the motion fell.

 

After further consideration by the Committee it was

 

Resolved that:

 

The application be REFUSED

 

1.    The elevated decking, by virtue of its siting to the front of the dwelling along with it’s, size and excessive height represents a prominent, oppressive and incongruous feature which significantly harms the character and visual amenities of the area. As such it is contrary to Policy BW7 of the Merthyr Tydfil Local Development Plan.

 

 

2.    The elevated decking, by virtue of its height, depth and proximity to 20 High Trees gives rise to an unacceptable degree of overlooking to the front patio door which results in a loss of privacy to the detriment of the residential amenity of its occupants.  This is contrary to Policy BW7 of the Merthyr Tydfil Local Development Plan.
